North Charleston, Summerville spaces for future commercial, industrial tenants
February 11, 2016, Charleston, SC: RCB Development, LLC (RCB) has acquired two properties in the greater Charleston area: 7410 Northside Drive in North Charleston and an industrial park on Cember Way in Summerville.
The first property, 7410 Northside Drive in North Charleston, is located off the Ashley Phosphate exit on Interstate 26, a major traffic vein in the Charleston-North Charleston metro area. The 70,000 square foot office building is accessible, prominent, and within a half mile of seven major hotels and numerous amenities. RCB has begun renovations with major capital improvements to the interior, exterior façade and building systems.
“We are really excited to purchase Northside Drive and transform it,” says RCB Principal, Reed Brownell. “Along with the interior and exterior renovations, we are replacing the roof and reworking the HVAC. With such a convenient location, this building is positioned to be one of the top suburban office buildings in the greater Charleston area, and will provide a better work environment for existing and future Tenants. ”
Cember Way in Summerville, the second acquired property, is a newly constructed industrial park totaling 51,000 square feet divided between three buildings. The spaces are attractive for both industrial and flex users, support ample parking, and feature direct loading capabilities. RCB will be delivering “move in ready” spec spaces from 4,000- 9,000 rentable square feet for rent in March 2016. In addition to the three buildings, there is an adjacent 3-acre site also available for development, which can be a build to suit or converted to a lay-down yard.
“Prior to us acquiring Northside and Cember Way, each building posed their own challenges, but these will be addressed through our capital campaign. Both properties will be repositioned to appeal to a broad spectrum of Tenants,” added Russell Canard who co-founded RCB with Brownell in 2008. “For example, with Cember Way, we were able to take large spaces, subdivide and build them, alleviating time and energy for perspective Tenants.”
As of 2015, the greater Charleston area has maintained an occupancy rate over 90% and average rental rates that surpass Charlotte and Atlanta.
